Sideshore, is expected to reach an EPC A rating

Despite the winter weather, local developer Grenadier have confirmed that construction of the Exmouth Watersports centre is well underway as they look to create the most sustainable building possible.

Sideshore is expected to reach an Energy Performance Certificate (EPC) rating of A which is ground-breaking for a commercial building of this type. Every detail has been considered to ensure the building will be as self-sufficient as possible.

Aiden Johnson-Hugill, Property Director, Grenadier, commented: “Heating and hot water will be provided by a pioneering ground source heat pump, located 200 metres underground. Usually found in domestic heating systems, this is unusual for a commercial site, yet it will provide energy savings of between a quarter and a third of traditional sources*.”

“The windows have the highest efficiency-ratings possible, natural shading is provided by brise soleils, insulation has been over-spec’d to ensure minimal heat transfer and solar panels cover the majority of the roof – twice as much as the recommended coverage.”

There is also a focus on recycling facilities and “green leases” to ensure all tenants adhere to a ban on single use plastics. Committed to an environmentally conscious approach to development, Grenadier wants to push the boundaries of sustainability in order to deliver a project which not only benefits the community but also the wider environment. 

Electric Vehicle (EV) charging will be available in the carpark and bike racks installed to encourage cycling and greener modes of transport to reduce carbon emissions caused by traditional vehicles. 

Simon Lawrence, Contract Manager, Devon Contractors Ltd said: “The blockwork and beam structures are being laid as part of the main building, and drainage beneath the ground floor has been installed.

All waste is classified and recycled off-site, concrete use is kept to a minimum and traditional, solid building techniques are favoured to ensure a lasting legacy for Exmouth.”

All building materials have been carefully considered: as a balance had to be struck between using native, complementary finishes with those which offered better longevity and sustainability. The challenging environment of saltwater, sand and an exposed sea-facing position meant materials needed to stand up to the elements. It is important to Grenadier that the building stands the test of time not only for sustainable reasons but also to minimise upkeep.

Once open, Sideshore will offer visitors and residents of Exmouth unrivalled access to 2 miles of waterfront, alongside space to eat, meet and enjoy the beach. Watersports tuition and equipment hire will be provided by Edge Watersports – run by World Champion kite surfer Steph Bridge and her family, Team Bridge. Grenadier aim to create a thriving community of workers and visitors in the area.

To maximise local commercial opportunities, a cluster of compact retail units are available for a variety of different uses, providing openings for smaller, emerging businesses.

Sideshore is expected to open Summer 2020.
